Getting your home in top shape for listing doesn’t have to be overwhelming.  Try some of these tips, and you’ll quickly see how small changes can make a big impact in the eyes of potential buyers.

  • Curb Appeal  –    To attract people inside, it’s essential to make the exterior look inviting.  A little effort in basic yard work can go a long way.  Trim shrubs, edge where the yard meets driveways, curbs, and sidewalks, and mow and weed-eat the entire property around the home.  Clear away any clutter that might distract from the house itself.  A well-kept yard signals a well-maintained home.  
  • Lighting  –  You might not realize it, but something as simple as changing light bulbs can transform an entire room.  Try swapping out old incandescent bulbs for modern LED ones.  LED lighting is much more energy-efficient and helps reduce the heat buildup that often comes with older bulbs.  Plus, who wouldn’t love to take a selfie in the crisp, bright light of an LED bulb?
  • Hardware  –  There’s something almost magical about how new cabinet hardware can completely transform a kitchen or bathroom.  All you need is a screwdriver or drill to make a major improvement – out with the old, in with the new!!  This is one area worth focusing on;  squared hardware options provide a sleek, modern look, adding a noticeable yet subtle upgrade to the space.
  • To Repair or Not to Repair  –  Deciding whether or not to make repairs can be tricky, especially depending on your budget.  For now, let’s focus on noticeable fixes you can likely tackle yourself.  A leaky faucet, for example, might just need a new gasket or washer.  While it might not bother you, potential buyers might feel differently.  Small wall holes can be patched with joint compound and a putty knife, while paintable caulk is perfect for filling unsightly nail holes in trim or walls and tidying up door trim.  Speaking of doors, make sure to tighten any loose knobs and add a bit of lubricant to those squeaky hinges.  These small touches can make a big difference.
  • Clean  –  With a well-maintained home, it’s time to grab your cleaning supplies, turn up the music, and start a thorough cleaning session.  Pay extra attention to windowsills and baseboards, where dust tends to settle.  Vacuum and mop all floors to bring a spotless feel to every room.  Wipe down windows, inside and out – everyone’s going to look outside at some point, so make sure their view is crystal clear.  Don’t forget the doors, which have been touched by countless hands;  give them a good wipe down.  Lastly, tidy up cabinets, drawers (yes, even the junk drawer!), and linen closets, as these are bound to be opened and inspected.
